Commercial Roof Leak Repair

For stains, drips, and leaks that appear only in hard rain. The work traces water from the inside mark to the entry point above, then repairs that seam, curb, skylight, or drain and confirms the fix with a water test.

  • Moisture and infrared checks
  • Water test after the repair

Shared Process

The Repair Order Every Service Follows

All four services follow the same work order, with the steps adjusted to the roof.

  1. Hear the Symptoms

Every job starts with what you have seen: where water shows, when it leaks, and what work has been done on the roof lately, since recent equipment work often explains a new leak.

    Paperwork
  2. Inspect Inside and Up Top

Stains and deck undersides are checked inside, then the seams, flashings, drains, curbs, and panels above. Moisture readings show how far water has spread under the surface.

    On The Roof
  3. Write the Scope

Findings become a written scope with photos, each repair on its own line, and a note on anything that points toward bigger work later.

    Paperwork
  4. Repair in Kind

Approved repairs use the materials already on the roof, from welded TPO and taped EPDM to new fasteners, butyl tape, and replacement panels in the same profile.

    On The Roof
  5. Confirm and Close Out

A water test or the next rain confirms the fix, and you receive the photos and a list of items to watch.

Questions

Questions About Our Repair Services

Answers about how the four services work together on one building.

Can one visit cover more than one service?

Yes. Buildings with a flat office roof and a metal warehouse section often need both kinds of repair, and a leak trace usually ends in one of the other three. The inspection covers the whole roof, and the scope lists every repair together so they can be done on the same visit.

Do you repair every type of commercial roof?

The four services cover TPO, EPDM, PVC, modified bitumen, built-up, and metal panel roofs. Each system gets patch materials made for it. When a roof needs more than repair, such as a full recover or replacement, the written scope says so plainly and shows the readings behind it.

What if the roof needs replacement instead?

Then the scope says so, with the core cut and moisture results behind it. Some owners repair the worst areas now and plan a replacement for a later budget year; the written findings make that plan possible. We point out which repairs still make sense on a roof headed for replacement.

How are repairs priced?

After the inspection. Price depends on the repair area, the roof system, the amount of wet insulation, access and height, and any equipment that has to be worked around. Each repair is a separate line on the written scope, so you can approve the urgent ones first and plan the rest.

Do repairs come with photos?

Every repaired spot is photographed before and after the work, and the photos go to you with the findings list. Owners use them for budgeting, lease questions, and insurance records.

What roof details cause most commercial leaks?

Seams and laps, flashing at walls and curbs, penetrations, and drains. Field membrane away from those details rarely fails first. That is why every service starts at the details nearest the stain and works outward from there.

Can repairs be scheduled around tenants or production?

Work hours, access points, and noisy steps are set with you before the visit. Most repair work happens from the roof without entering the building, and anything near air intakes or busy entrances can move to early mornings or off-hours.

Do you work on buildings outside Omaha?

Ralston, Bennington, Waterloo, Scribner, and Lyons are on our regular list as well. For a building outside those towns, call with the address and we will tell you whether it falls within reach before setting anything up.
